Charter: The Property Committee is responsible for the monitoring of maintenance of and improvement of the houses, roads and driveways in Cartmel.  This responsibility includes:

  • Maintaining a working relationship with KCC management personnel to facilitate budgeting, planning, and scheduling of overall residential maintenance and improvement projects, such as exterior painting and siding.
  • Identifying and evaluating any general need in relation to energy issues, electric appliances, heat pumps, garage doors and openers, and other residential equipment.
  • Identifying the existence of and needed correction to drainage problems that are of concern.
  • Evaluating any general need for improvement to the physical structures of Cartmel residences , roadways and exterior property equipment such as mailboxes, post lighting, road directional signs,  snow plowing, and trash removal. The Committee is not responsible for grass, plantings, trees anywhere.

Note:    The committee is concerned with physical property and gives attention to matters that affect more than one residence. Individual residents with a need for maintenance, service, or renovation/replacement in their homes make such requests directly to the Maintenance Department.

Maintenance Requests:

DAILY 7:30 AM to 4:00 PM: To request maintenance, including emergencies, call 610-388-5560 or send an email to kccfacilities@kal.kendal.org. The Maintenance Coordinator is Bruce Carter.

EMERGENCIES AFTER HOURS, WEEKENDS, and HOLIDAYS 4:00 PM to 7:30 AM: Call the Kendal~Crosslands Communities Call Center:  (366) 942-4159, identify yourself as a Cartmel Resident, describe the emergency and request immediate assistance.

The KCC process to handle maintenance requests is as follows:

  • KCC will either perform the service or provide for the needed work to be done, regardless of whether KCC or the Resident is financially responsible.
    • If it is determined that the Resident has financial responsibility, the cost of the work will be communicated to the Resident before it is performed.
    • If the Resident subsequently agrees and the work is performed, such cost will be added to the Resident’s regular Monthly Statement from KCC.

Pest control: ECOLABS is the pest control company covering all four KCC campuses.

  • Their personnel are responsible for outside pest control.
  • They will install at least two new external mice bait boxes at appropriate places for each residence.
  • If your unit only has one bait box, or if you want more than two bait boxes, please send put in a work order to the Maintenance Coordinator (contact information shown above).
  • Ecolab’s personnel will perform monthly inspections and refilling of the bait boxes.

If a Resident desires internal home pest control, either contact Maintenance (as above) for suggestions, or contract directly with the pest control company of your choice.

Ten-Year Refurbishment Policy is for those Residents who have lived in their units for at least ten years. Eligible residents who want specified refurbishment work to be performed should send a list of the requested items to Facilities Management

External Modification Procedure is for those Residents who want to make changes to the exterior of their units.

IN AN EMERGENCY

Power Outage

  • Call PECO at (800) 841-4141
  • Be sure you know how to open and close your garage door manually or have a neighbor lined up to help
  • Remember Kendal and Crosslands have generators which mean power, heat, and hot food during an outage
  • If you have health problems that are affected by excess heat or cold, call KCC Health Services (Crosslands 610-388-5634 or Firbank 610-388-1440)
  • In a MEDICAL emergency: call 911

Main Water and Electrical Shutoffs

  • Know where to shut off your main water system in the event of a leak and check in advance to be sure it works!
  • If you are unsure or need assistance contact Maintenance.
  • Know where your main electrical panel is and how to shut off electricity at the breaker

Smoke and/or Carbon Monoxide Detectors go off

  • Get everyone out of attached residences
  • Then call 911
